Emergencies

Complaints
- Provide evidence e.g. photograph.
- Indicate date and time of issue.
- Photograph security observation book (OB) record.
- Email all information to the managing agent.
Burst geyser
Emergency assistance process
- Turn off stop-cock (Tap to geyser)
- Call Mark Hyland (Plumber) on 082 570 6712
- Owner to photograph geyser and damage.
Within warranty claim process
- Owner to check if geyser is still within warranty.
- If it is, owner to contact manufacturer directly to arrange replacement.
Insurance claim process
- If the geyser is outside of warranty, a claim can be made from Victoria Court's insurance.
- Owner to photograph geyser damage, and if required, surrounding damage.
- Owner to obtain comparative quotes from plumbers (Minimum two recommended).
- If applicable, owner to obtain quotes for repair/placement of surrounding damage.
- The claim process is as follows:
- There are four parties involved (1) owner (2) managing agent (3) broker and (4) insurer.
- Owner to contact managing agent to log claim.
- Owner to email the photographs and quotes to the managing agent.
- Managing agent to submit information to the broker, and broker to log claim with the insurer.
- If claim is accepted, owner to be refunded geyser (Litre replacement value) less excesses.
- Note, depending on the damage, the claim process can take weeks to months to resolve.
- If urgent, owner can accept/pay before claim is processed. Risk a claim being denied, rests with the owner.
Vandalism/theft
- There are five parties involved (1) owner (2) SAPS (3) managing agent (4) broker and (5) insurer.
- Owner to photograph vandalism and, if possible, theft.
- Owner to obtain case number within 24hrs from SAPS.
- Owner to obtain comparative quotes (Minimum two recommended).
- Owner to provide photographic evidence, case number, and quotes to managing agent within 72hrs.
- Managing agent to submit information to the broker, and broker to log claim with the insurer.
Alterations, renovations, or minor-works
Victoria Court is a heritage building and any changes to an interior requires detailed consideration to protect the surrounding architecture and occupants. For any change to a section, no matter how minor, please follow the steps below:- If you are a new owner, proof of property transfer is required (Title Deed).
- Please complete and sign the Victoria Court contract document.
- The managing agent will provide all feedback to the owner.
Electronic locks
- No electronic locks can be placed on the outside of the building (Including door).
- A key-safe can be installed inside an apartment's post-box.
Electricity meters
- It is not technically possible to have an individual electricity meter connected to the building's distribution board.
Annual General Meeting (AGM)
- The Annual General Meeting (AGM) is planned to be held in June each year.
Parking bay
- The bay is reserved for contractors' working on the body corporate property.
Fibre
- For Internet Service Providers' (ISP) that are compatible with our setup, please visit Octotel
Gate remote control
Each section has a remote control for the front gate.- If a replacement is required, please contact the managing agent who keep a register and stock items.
- The replacement cost will be added to the sections levy account.
Contacting the trustees
- Trustees cannot be contacted directly by owners or tenants.
- All issues to be discussed directly with the managing agent.
- If the managing agent is unable to assist, the issue will be discussed at the next trustee meeting.
Filming permit
- Unfortunately, no filming is permitted in Victoria Court's common property. This is due to the disruption to residents, ease at which the garden and building can be damaged, and issues related to ingress/egress of individuals from Long Street.
